A resident invitation requires the invited person’s date of birth and an access start and end date. The recipient enters the date of birth privately before creating access. Expired access is revoked automatically. Never send a birth date in a support email.

Use a meter’s full cumulative value, not only the latest period’s consumption. Residents can submit a currently due reading; only a landlord can correct metered values in a closed statement, and only before approving that month’s utilities. Approval locks utility-affecting changes. Fixed rent, Common costs, garage, storage and Internet charges are not consumption corrections.

In Payments, every month keeps separate Utilities and Rent & Charges cells. Until the landlord approves the exact complete utility calculation, Utilities says Missing and shows no utility values, breakdown, status, Pay action or bank details. A later approval fills that same month. Rent & Charges remains independent. Residents never see correction, reconciliation or calculation-provenance history. Missing never means zero; an approved exact-zero utility amount or a finalized property group without a configured charge says Nothing to pay and offers no action.

Transfer instructions are view-and-copy only. Complete the transfer in your own bank, then choose Mark as paid for the matching obligation. It shows Awaiting confirmation until the landlord verifies the receipt and uses the gold Mark as paid action. Rent & Charges can also show Paid when the landlord independently confirms receipt before the resident acts; published Utilities can also be confirmed directly after independent bank-receipt verification. The landlord view has no payment-reset action.
